Property Rules

Here you will find rules to calculate the construction cost and upkeep for buildings, ships, and other forms of property your character can acquire.

Notes:

  • The total cost must be paid up front before building can begin.
  • House and farm costs are included in lifestyle costs.
  • Upkeep cost includes hireling costs, other hirelings may be hired at normal rate ( 2 gp per day for skilled, 2 sp per day unskilled) up to a reasonable building capacity.
  • Each day of skilled player labor spent on construction reduces the cost of the building by 5 gp per day. The up front cost must still be paid in full, and it does not impact the time it takes to build the building.
  • Guild buildings and business buildings will follow other upkeep rules.

Property Cost Modifiers

For purposes of buying property in Brightshore, since all land has been built upon, the following table can be applied to an existing building type to determine the base cost. This cost modifier may fluctuate due to in game events, attempts to haggle with an owner, or due to other reasons.

Ship Costs

Ships, shipbuilding materials, shipbuilding facilities, sailors, moorings, and everything associated with shipping is exceptionally scarce and expensive in Brightshore. Small boats cannot make the voyage, and larger ships require a Fog capable navigator, so very few new ships are launched each year. Due to this, modifier costs are applied both to the base cost, and to the upkeep costs for all ships. To determine actual costs and upkeep, multiply the modifier by the base cost to calculate the cost of a ship, and multiply the modifier by the upkeep costs to calculate the current upkeep costs.

The shipyard is currently backlogged for years, and commissioning a ship of any kind other than a basic rowboat is not possible.
